One of the most visited sites in France
With more than two million visitors a year, the UNESCO-listed medieval Cité puts Carcassonne among France's very top destinations. The Canal du Midi, also a World Heritage Site, runs through the lower town: a double heritage draw that few towns can match.

Festival spectators every summer
The Festival de Carcassonne draws more than 200,000 spectators every summer, and the 14 July fireworks, set off from the ramparts, bring in tens of thousands of visitors on their own. Rates for those dates are decided as early as January: opening your calendar too late, or at the price of an ordinary week, means leaving money on the table.
Outside the summer, the grape harvest in the Corbières and the Minervois, the medieval Christmas markets and visitors from Spain keep a steady flow going. With Toulouse an hour away and Montpellier an hour and a half, weekends stay busy all year round.
The gap in performance between a home five minutes' walk from the ramparts and one on the outskirts is considerable, far wider than in a town where demand is spread out. Here, location counts for more than decor or floor space.
It is the first thing we look at when we prepare your estimate: in Carcassonne, knowing the real distance to the ramparts is worth more than any market average.
July and August carry most of the year: these are the weeks to start preparing in January.
Busiest month in Carcassonne: July. Quietest: January. An indicative spread of demand, to give you a sense of scale. Your personalised estimate, on the other hand, is built on real booking data for your area.
Not every neighbourhood earns the same, and the income gap between two addresses in Carcassonne is often wider than you might think.
Inside the walls or at the foot of the ramparts, international guests gladly pay a clear premium to sleep in the middle of the scenery.
The lower town, lively and full of shops, offers the best ratio of purchase price to rental income.
Cyclists touring the canal are a loyal and growing clientele, out in force in spring and autumn.
The Cité commands higher rates, while the Bastide Saint-Louis offers a better ratio of purchase price to income. The right trade-off depends on your budget and your time horizon: we put figures on it as part of the estimate.
Rates for those dates are set several months ahead, in line with the programme and the pace at which the town fills up. That is the job of dynamic pricing.
