Under French rules, a main residence cannot be let for more than 120 nights a year, and the registration number must appear on every listing. A second home needs a change of use authorisation, which in Paris comes with a compensation requirement: in other words, converting commercial space into housing elsewhere in the city.
The platforms automatically report the number of nights to the City of Paris. Going over the cap is not a gamble you might get away with: it shows. Fines run to tens of thousands of euros.
