Two full seasons, at prices a world away from the Alps
Skiing in winter, hiking and high mountain lakes in summer, spa towns all year round: the Ariège and Catalan Pyrenees offer a rare double season, with purchase prices that simply do not compare with the Alps.

Winterising the property, firewood, snow clearing, outdoor upkeep, water cut off by frost: the mountains bring constraints that a town-centre flat never faces. Ignoring them costs dearly, often at the height of the season.
Our pricing follows the French school holiday zones, actual snow conditions and local events. In the mountains more than anywhere, a fixed rate is money lost outright: a week in February and a week in November are worth very different amounts.
Ax-les-Thermes, Aulus-les-Bains, Ussat-les-Bains: people taking a spa cure, and those travelling with them, book stays of several weeks, outside the school holidays and whatever the weather. It is the most predictable demand in the area, and the one owners make least use of.
Two clear peaks, February and August, with an off-season dip that spa guests partly fill.
Busiest month in the Pyrenees: August. Quietest: November. An indicative spread of demand, to give you a sense of scale. Your personalised estimate, on the other hand, is built on real booking data for your area.
Not every neighbourhood earns the same, and the income gap between two addresses in the Pyrenees is often wider than you might think.
Thermal baths and skiing in one place: the resort runs twelve months a year, which is rare in the mountains.
Cerdagne, record sunshine and Nordic sports. Families come here in winter and summer alike.
Unspoilt scenery that hikers seek out, with strong summer potential for chalets and renovated barns.
Caves, Cathar castles and white water: a culture and adventure angle that broadens your guest base.
Not necessarily. Many skiers prefer to stay down in the valley, where rates are lower, and in summer being close to the slopes makes no difference at all.
That is exactly why our pricing follows actual snow cover, and why we also work the spa and hiking markets: a property that relies on skiing alone is a fragile one.
